5 Things Nobody Tells You Before Moving to Tampa

The brochures are true: sunshine, beaches, no state income tax. But after 35 years in the Tampa area and hundreds of family moves, here are the five things I find myself saying on almost every relocation call.

1. The beach is a trip, not a backyard

From the North Tampa suburbs, Clearwater Beach or Honeymoon Island is 45 to 60 minutes. Families here treat the beach like a beloved Saturday tradition, not a daily view. If waking up coastal is the dream, that is a different search with different flood insurance math.

2. Summer is a season you plan around

June through September is hot, humid, and stormy at 4 pm like clockwork. Here is the secret: we live like northerners do in winter, mornings outside, afternoons in the pool or the AC. Then October through May is the payoff, and it is glorious.

3. Flood zones change street by street

Two identical houses three streets apart can have wildly different insurance costs. It is one of the first things I check for every client, and it should never be an after-the-offer surprise.

4. New construction has fine print

Builders in Wesley Chapel and Land O’ Lakes are running 6 to 10 month build times, and many communities carry CDD fees that show up on your tax bill. All manageable, if you know to ask.

5. The area you pick matters more than the house

Families rarely regret the house. They regret the commute, or being far from their people, or picking a neighborhood that fit the spreadsheet but not the family. Start with the life, then find the house inside it.
